General Rental Qualification Guidelines

Housing Surplus is committed to a fair, consistent, and professional tenant placement process. The following general qualification guidelines are intended to help prospective renters understand the minimum requirements that may apply when seeking to lease one of our available rental properties.

Meeting these qualifications does not guarantee approval. All applications are reviewed based on the complete applicant profile, the specific property requirements, and applicable federal, state, and local housing laws.

Income Requirements

Applicants must demonstrate verifiable monthly household income of at least three (3) times the monthly rent for the property they are applying to lease.

Acceptable forms of income verification may include:

  • Recent pay stubs

  • Employment verification

  • Tax returns (when applicable)

  • Benefit statements

  • Other verifiable sources of income

Additional documentation may be requested during the application review process.

Credit Requirements

A minimum credit score of 620 is generally required.

As part of the screening process, credit history may also be reviewed for factors including:

  • Payment history

  • Outstanding debt obligations

  • Collections

  • Bankruptcies

  • Other relevant credit information

Credit history is evaluated as part of the overall application and is not the sole factor used in determining eligibility.

Employment Verification

Applicants must provide current employment information or documentation verifying a reliable source of income.

Employment and income information may be verified during the application review process.

Rental History

Previous rental history may be reviewed to evaluate an applicant’s history of meeting lease obligations.

Factors that may be considered include:

  • Timely rent payments

  • Lease compliance

  • Rental references

  • Prior landlord verification

Occupancy Standards

All intended occupants must be disclosed during the application process.

Occupancy guidelines may vary depending on the size of the property and applicable local regulations.

Identification Requirements

Each adult applicant must provide a valid government-issued photo identification as part of the application process.

Background Screening

Where permitted by law, applicants may be subject to background screening as part of the formal rental application process.

Screening requirements may vary based on the property and applicable legal requirements.

Application Accuracy

Applicants are expected to provide complete, accurate, and truthful information throughout the rental process.

Providing false, incomplete, or misleading information may result in the application no longer being considered.

Additional Considerations

Certain properties may have additional qualification requirements established by the property owner or applicable homeowner association.
