Yes. All prospective renters are asked to complete our complimentary Rental Tour Application before a property tour is scheduled. This helps us understand your housing needs and coordinate tours more efficiently.

No. The Rental Tour Application is completely free.

No. Submitting a Rental Tour Application does not guarantee that a tour will be scheduled. Applications are reviewed to determine whether the property appears to be a suitable match, and tours are scheduled based on availability.

Yes. If multiple available properties meet your housing needs, we can discuss available touring options during the scheduling process.

General qualification guidelines include:
Verifiable monthly household income of at least three (3) times the monthly rent
Minimum credit score of 620
Satisfactory rental history
Employment or income verification
Valid government-issued photo identification
Additional requirements may apply depending on the property.

No. Credit history is only one part of the overall review process. Income, employment, rental history, and other qualifying factors are also considered.

Yes. Each adult who will reside in the property may be required to complete the formal rental application and provide any requested supporting documentation.

The formal rental application is typically completed after you have toured the property and decided you would like to move forward.

Pet policies vary by property. If pets are permitted, any applicable restrictions or requirements will be listed in the property advertisement.

Property availability can change quickly. Our Available Rentals page is updated regularly; however, availability is not guaranteed until a lease has been fully executed.

Properties are not typically held unless otherwise agreed upon by the property owner and all required leasing conditions have been satisfied.

No. Housing Surplus specializes exclusively in tenant placement services.
Once a qualified tenant has been placed and the lease has been executed, ongoing property management responsibilities remain with the property owner or their designated representative.
